One of the key pieces of legislation discussed was Intro 1120, sponsored by Councilmember Julie Farías, that would establish clear timelines for cooperative boards to process, review, and issue decisions on co-op purchase applications.
As part of the approved plan, the developer will donate the historic Field Home building and a surrounding 3.05-acre portion of the property to the Town of Yorktown for preservation and reuse.
PELHAM MANOR— National off-price retailer Burlington Stores is joining the tenant lineup at Post Road Plaza in the Village of Pelham Manor. The ShopRite-anchored, 257,000-square-foot center is now fully leased following Burlington’s signing of a more than 30,000-square-foot lease and the addition of Gloss Nail Bar & Lash.
Together, the two transactions total nearly 34,000 square feet of new leasing activity at the property.
Levin Management Corporation serves as leasing and managing agent for Post Road Plaza. E.J. Moawad, LMC senior leasing representative, arranged both transactions on behalf of the property ownership. Clifford N. Simon of CNS Real Estate represented Burlington, and Ian Leigh of Berkshire Hathaway represented Gloss Nail Bar & Lash.
Burlington will occupy a 30,483-square-foot location at Post Road Plaza. Burlington Stores Inc. operated 1,138 locations at the end of the second quarter of fiscal 2025 across 46 states, Washington, D.C., and Puerto Rico.
Gloss Nail Bar & Lash will occupy a 3,500-square-foot space. The salon will offer nail and lash services in a stylish, contemporary environment that enhances the property’s retail and service mix while appealing to today’s experience-driven consumers.
“Burlington is a sought-after national brand that resonates with today’s value-conscious consumers,” said E.J. Moawad, senior leasing representative at LMC. “Together with Gloss Nail Bar, which introduces a beauty and self-care use that broadens the property’s appeal, these signings strengthen Post Road Plaza’s position as a go-to retail destination in southern Westchester County. The recent addition of Michaels and now Burlington are huge wins for the property and speak to its continued leasing strength.”
This marks the third Burlington lease completed within LMC’s portfolio in 2025.
“Reaching full occupancy at Post Road Plaza is a terrific milestone that speaks to the strength of this property and the enduring appeal of the Village of Pelham Manor market,” said Matthew K. Harding, chief executive officer of LMC. “We’re proud to welcome Burlington to the center and to mark our third Burlington transaction this year—a testament to our team’s continued leasing momentum and strong retailer relationships.”
Other tenants at Post Road Plaza include Dave & Buster’s, 24 Hour Fitness, HomeGoods and many more. Michaels celebrated its grand opening last month for its 21,783-square-foot store. According to Placer.ai, the center attracts approximately 4 million annual visits. The property is located at the signalized intersection of Boston Post Road and Pelham Parkway, just a short distance from Hutchinson River Parkway Exit 7.
As part of the approved plan, the developer will donate the historic Field Home building and a surrounding 3.05-acre portion of the property to the Town of Yorktown for preservation and reuse.
Existing-home sales are projected to rise 1.7% in 2026 to 4.13 million, a small but notable gain after a nearly flat 2025 and one of the slowest sales periods in nearly 30 years.
