The Hudson Gateway Association of Realtors regrets to inform its membership of the passing of longtime Realtor Julie L. Piazza on May 15 at her residence in Monroe at the age of 55 after a courageous battle with ALS.

Piazza was the Branch Manager for Howard Hanna Rand Realty’s office in Central Valley and was a member of the National Association of Realtors, New York State Association of Realtors and Hudson Gateway Associations of Realtors. She was also a recent graduate of the Leadership Orange Signature Program.

Piazza began her real estate career in 2004 and shortly after, joined Rand Realty where she quickly rose to become one the company’s top producing agents. Having a strong desire to help others launch an exciting career in real estate, in 2016, she accepted the position of Business Development Manager for Rand Realty in Orange County. That position allowed her to not only share her experience as a top-producing agent but also to utilize her skills as a trainer and coach, resulting in the successful career growth of many new and seasoned sales agents.

In 2018, Piazza was promoted to Branch Manager of Rand Realty’s Central Valley office, the top-producing real estate office in Orange County for many years.

The daughter of Georgina Lugo and the late William Toth, she was born on Oct. 25, 1969, in Queens, NY. She is survived by her devoted husband, Anthony Piazza of Monroe, NY; mother, Georgina Rios and her husband, Michael of Brooklyn, NY; children: Jonathan Piazza and his wife, Erica, of Monroe, NY; Dylan Piazza and his wife, Lauren, of Campbell Hall, NY; Anthony Piazza, Marco Piazza, and Luke Piazza, all of Monroe, NY; and Lauren Kelly and her husband, James, also of Monroe, NY; and brother, Michael Rios and his wife, Claire, of Brooklyn, NY; and her beloved grandchildren: James Kelly, Leanora Kelly, Jake Kelly, Giovanni Piazza, and Domenico Piazza. In addition to her father, she was also predeceased by her brother, William Toth.

Visitation will be held from 5:00 p.m. – 8:00 p.m. today at Smith, Seaman & Quackenbush Funeral Home, 117 Maple Ave., Monroe, NY. A Funeral Mass will be celebrated at 10:00 a.m. on Tuesday, May 20, 2025, at Sacred Heart Church, 26 Still Rd., Monroe, NY.

Cremation will take place at Cedar Hill Crematory in Middle Hope, NY. Memorial contributions may be made to: ALS United Greater NY.
