MONTGOMERY—Irving, TX-based PrimeSource Building Products has signed a 312,567-square-foot single-tenant lease at the Maybrook Logistics Center, a newly developed Class A industrial project at 134 Neelytown Rd., in Montgomery.
The deal was reported by Resource Realty of Northern New Jersey, which arranged the long-term lease deal and brokered the land acquisition to develop the warehouse on a speculative basis.
Resource Realty Principals Tom Consiglio, SIOR, and Scott Peck, SIOR, represented the landlord, Brookfield Properties, in the long-term lease agreement. The tenant, PrimeSource Building Products, was represented by Frank Puskarich and Art Ross, SIOR, of Newmark.
PrimeSource supplies residential and commercial construction retailers with products for nearly every phase of construction.
Brookfield developed Maybrook Logistics Center with the help of a $31.4 million construction loan issued by Customers Bank in 2023, according to CommercialEdge data. The warehouse was completed this year, according to a report in Commercial Property Executive.

Situated on 40 acres and designed to LEED-certified specifications, Maybrook Logistics Center features amenities, such as: 36-foot ceiling heights, 74 loading doors, two drive-in doors, parking for 98 cars and 129 trailer spaces.

Maybrook Logistics Center is less than one mile from I-84 and 10 minutes from where the highway converges with I-87, connecting it seamlessly with the all-important New York City Metro and Northern New Jersey markets. Convenient gateway points to the Northeast Corridor are within a one-hour drive.
The location also affords proximity to Stewart International Airport; I-287; New Jersey Turnpike; Port Newark; and Newark Liberty, LaGuardia; and JFK Airports. Nearby major industrial tenants include Medline, Staples, Mondelez International, Amazon, Amerisource Bergen, FedEx, Cardinal Health, McKesson, UNFI, and XPO Logistics.
