YORKTOWN—The Yorktown Town Board approved a rezoning request on May 13 to replace the former headquarters of the Blue Book Network with 55-plus housing.

AMS Acquisitions of New York City envisions transforming the currently vacant office complex at 800 E. Main St. into a park-like setting featuring 180 rental apartments. With the rezoning approval in hand, AMS Acquisitions is expected to move forward with the next stages of planning and development for the site.

The project will revitalize the property, generating increased property tax revenue for both the town and the local school district without adding to the student population. Furthermore, the development will create new construction jobs and boost nearby small businesses, town officials stated.

“This rezoning marks a significant step forward in adding value to a currently underutilized property,” said Yorktown Supervisor Ed Lachterman. “This redevelopment will not only increase the town’s property tax revenues but also provide a much-needed housing option for our empty nesters who wish to remain in Yorktown as they downsize from their single-family homes.”

The rezoning from a research laboratory and office district to a senior citizen’s district aligns with a growing trend in Westchester County to repurpose outdated office, commercial, and retail spaces. Similar projects cited by town officials include the proposed residential towers at the site of the former Galleria Mall in White Plains and the Carraway apartment development by Toll Brothers in Harrison.

AMS Acquisitions has significant experience in Westchester County, operating a portfolio of more than 3,500 luxury residences in various stages of development and more than $1 billion in portfolio-wide completed transactions. Its proposal for 800 East Main St. includes preserving more than 26 acres as open space and the construction of two multi-family buildings in the same location as the existing office buildings.

The buildings will include interior amenity spaces for a clubhouse area, fitness center, spa, screening room, sports lounge, reading room, and an art studio, while exterior amenities include a pool and barbeque area, sports courts, and natural walking trails.
